When you want to rent a flat or ‘bedsit’ in the  UK, you should be able to feel safe and in the knowledge that your landlord will treat you fairly, with respect and honesty.  The reality for so many tenants is sadly much at variance with all of those.   It may be only our government, maybe in other countries the same holds true, but there is effectively a ‘bill of rights’ for tenants and their landlord should be applying every single  one of them.  They range from the most simple to more complex but nevertheless they should be provided by the ladlord.  Basically as a tenant your rights include living in a property that is safe and in a good state of repair.  The landlord must hold on to your deposit and be able to return it intact when your tenancy ends.  The landlord should protect the deposit.  a tenant must be allowed to challenge excessively high charge, be that for water rates, utility bills, etc.  Quite often landlords sub let their tenancies out to a third party, who then charge whatever they liike for rent and services.  This is not allowed.  A tenant must be able to live in the property undisturbed by anyone, least of all the landlord or his family or agent.   Another critical point is the tenant must have the right to see the Energy Performance Certificate for the property he lives in.  Another right you must have is a written agreement if the tenancy is a fied term of more than 3 years.   Oh and a tenant mustt be protected against unair eviction and unfair rent.
